How much does a renovation in Klang Valley typically cost?
It depends on scope and finishes. As a rough guide for landed properties in Klang Valley:
Basic works (paint, flooring, kitchen): RM40,000 – RM80,000
Mid-range full reno (3-bed terrace): RM80,000 – RM150,000
Full high-spec or luxury finishes: RM150,000 and above
We provide a detailed itemised quote before any work starts. No surprises.
How is the quotation structured?
Fixed and itemised — broken down by category (carpentry, tiling, electrical, plumbing, etc.). If scope changes mid-project, any variation order is agreed in writing before we proceed. You'll never get a surprise invoice.
Is the consultation and quotation free?
Yes. Both are complimentary. We'd rather give you an honest budget assessment upfront than push you into a project that doesn't fit your numbers.
Timeline & Duration
How long will my renovation take?
Depends on scope:
Single room (bedroom, bathroom): 3 – 6 weeks
Kitchen renovation: 4 – 8 weeks
Full terrace home: 10 – 16 weeks
Full semi-D or bungalow: 16 – 26 weeks
We provide a project schedule with milestones before work starts. If you have a move-in deadline, tell us at the first consultation and we'll plan around it.
What causes delays and how do you handle them?
Common causes: custom material lead times, structural discoveries in older homes, permit processing, and client decision delays. We flag potential delays early and build buffer into the schedule. You'll always know where things stand.

You have a dedicated project coordinator throughout.
Do I need to be home during the renovation?
No. Most homeowners aren't home during works. We send regular site photos and videos, and flag any decisions that need your input. You'll have a direct line to your project coordinator at all times.
Do you manage all trades, or do I coordinate separately?
We handle everything — electrical, plumbing, air-con, carpentry, tiling, and all specialist trades under one contract. You deal with us, not ten different vendors.
Payment Terms
What is your payment structure?
Progressive — tied to milestones:
15% deposit upon signing
40% upon commencement of structural/M&E works
35% upon carpentry and fitting completion
10% final payment upon handover
We do not collect 100% upfront. Exact percentages are in your contract.
Do you offer financing options?
Yes. We work with selected Koperasi financing schemes that offer competitive rates for Koperasi members. We are seeking collaboration with other financial institutions for alternative financing too. Ask us about this at your consultation.
Warranty & After-Sales
What warranty do you provide?
Workmanship: 12 months from handover
Waterproofing: 5 years (on works we carry out)
Carpentry: 12 months
Electrical & plumbing: 12 months
Manufacturer warranties on materials are passed through to you. All claims go through your project coordinator — not a generic hotline.
Where do you operate?
Primary area is Kuala Lumpur and Selangor — PJ, Subang Jaya, Shah Alam, Cheras, Ampang, Puchong, Klang, Kajang, Damansara, Mont Kiara, TTDI, Bangsar, and surrounding areas. For locations outside Klang Valley, contact us and we'll assess based on project scale.
