1. Starting without a proper scope of work
Handing a contractor a “memandang” (visual) and a vague budget is asking for trouble. Without a written scope — what materials, what brand, what finish, what timeline — you’re relying on memory and goodwill. Get it in writing before any deposit changes hands.
2. Picking the cheapest quote
There’s a reason one quote is RM40k and another is RM70k. The cheap one either missed items, is using subgrade materials, or plans to hit you with variations later. Cheapest is rarely cheapest at the end. Look for the quote that’s mid-range with clear line items.
3. Not budgeting for contingencies
Set aside 15-20% of your renovation budget for surprises. In older Klang Valley homes, you will find hidden issues: old wiring that needs replacement, water stains inside walls, uneven floors that need levelling. If you blow your full budget on finishes, these surprises will force painful compromises.
4. Changing your mind mid-project
Every variation order costs time and money. Once tiling starts, changing tile selection means your contractor may have already ordered and cut. Once wiring is done, adding new power points means hacking again. Decide everything before work starts — and stick to it.
5. Hiring based on price alone
A good contractor communicates. They tell you when materials arrive. They flag issues before they become problems. They show up when they say they will. Price matters, but reliability matters more. Ask for past project photos. Visit a current site if you can. Talk to previous clients.
Bottom line: Renovation is a process, not a transaction. Plan properly, budget realistically, and choose someone you can trust to communicate honestly. That’s how you end up with a home you actually enjoy — not a horror story to tell your friends.
